PropTech platforms that actually ship

The client, a premier Keller Williams brokerage handling nearly 3 billion dollars in annual sales volume, was slowed down by process fragmentation across a fast-growing agent network. Communication lived in five to ten separate channels, agents spent about 40 percent of their time hunting for information instead of selling, and onboarding a new agent took up to two weeks of paperwork. Leadership kept answering the same compliance, commission and contract questions after hours, while manual admin work created bottlenecks across offices in five states.

We designed and delivered a multi-tenant, cross-platform ecosystem: a web command center on React and Next.js, Flutter mobile apps, and an admin dashboard with Stripe billing on Node.js and Laravel. At its core is a strict-context RAG pipeline combining GPT-4o, Claude, Pinecone and LangChain, trained on internal documents and state legislation, so the assistant answers agent questions around the clock without making things up.

WTG needed to digitize more than 8,000 new-build properties and connect over 350 developers with international buyers. Developer data arrived in inconsistent XML, JSON and CSV feeds, Spanish legal and tax calculations had to run in real time, the platform had to satisfy Valencian registry and GDPR requirements, and everything had to work natively in eight languages.

We delivered a decoupled React and Laravel platform with Redis caching and a geospatially indexed MySQL database. A normalization engine unifies all developer feeds into a single source of truth, a polygon-based Draw Your Search engine lets buyers outline their own search area on the map, a dynamic calculator shows taxes and full purchase costs, and a granular consent manager keeps a complete audit trail.

The client's legacy platform could not reliably deliver the core promise of the product. Smart lock code generation was fragile, there was no proper fallback when a lock went offline, integration with the ShowDigs showing service was missing, and the codebase made it risky to add the separate roles for admins, property managers and prospects that the business model required.

We rebuilt the platform on React and Node.js in a containerized Docker architecture, with JWT-based authentication and a clean three-role permission model. The centerpiece is the smart lock access system: temporary, time-boxed codes are generated per showing, with online, offline and emergency fallback flows so a prospect is never locked out. We integrated the ShowDigs API for showing coordination and structured the platform so AI-driven lead nurturing can be added in the next phase.
